Entry and Keys arrow

Each resident is provided with an electronic FOB which opens the main entry and side entry doors to the building.

Guests can gain entry to the lobby door by dialing your unique suite code at the Enter-Phone keypad at the front door. When a guest calls you from the Enter-Phone, press “9” on your phone to automatically unlock the front door.

Please park in designated areas only as permitted by your parking pass. Display your parking pass clearly in your vehicle windshield.

Please note, parking lots are regularly patrolled by a towing company. You may be towed if parked in unauthorized areas.

Parking is available by reservation only. Visitor parking is available to non-residents only for a maximum of 2 hours unless a Guest Parking Pass is obtained and displayed in the visitor vehicle.

The Tenant agrees to carry sufficient insurance at ALL times (renewed annually), to cover their property against loss or damage from any cause and for third party liability in the amount of at least $2,000,000 along with personal and premises liability limit to be a minimum $2,000,000 coverage.

A single key is provided for each suite’s Canada Post mailbox. Couriers will be delivered to a SNAILE system, and you will be advised when a parcel arrives.

The only items permitted on the balcony are patio furniture and living potted plants (ensure you have a saucer under the planter to capture any water).You may not place a chiminea or outdoor wood-burning stove or gas/propane barbecue/fireplace in the suite or on the balcony. No garbage is permitted on the balcony.

Each home is permitted one dog or one cat – with weight (50 pounds) and breed restrictions. Upon approved application, a pet damage deposit of half the monthly rent would be required.

You have signed a one-year lease; however, your lease will continue on a month-to-month basis following the end date on your lease agreement. If you wish to end your tenancy at any time, you will need to submit a Notice to Vacate. Your lease does not automatically cease on the one-year end date.

You must submit a Notice To Vacate in writing, a minimum of one full calendar month’s notice. i.e. if you wish to vacate on April 30th – you need to submit NOTICE to VACATE at any time up to and including March 31st. PLEASE NOTE: Any notice to end tenancy received, terminates the agreement for ALL tenants, roommates, and occupants.
